Campers get treated as the simple end of the RV world, and that is exactly why they end up rotted. There is no chassis to worry about, no drivetrain, no slide count to argue over, so nobody inspects them. Meanwhile the entire structure is a thin sandwich of skin, foam and luan held together by adhesive and a bead of sealant, sitting outside in Southern California sun for eleven months a year while the owner uses it for one.
The failure story is nearly always the same. Sealant at a roof edge, a vent flange or a window frame loses flexibility around year five to seven. Water gets into the wall or floor sandwich. It does not drip into the living space, because the interior panel is the last thing it reaches. It spreads laterally through the luan for two or three seasons. By the time you feel a soft floor or see a stained ceiling panel, the repair is structural and the number has a comma in it.
We work on all of it in shop at 23281 La Palma Ave in Yorba Linda, about 45 minutes from San Clemente up the I-5 or the 73. Small campers concentrate every load into a few joints. Galley hatch hinges, A-frame panel hinges and birch ply cores carry it all, and they leak first.

These variants come through the shop regularly. Each one fails in a slightly different place, so here is what we actually see on them.
- Hard-side pop-up campers
- Aliner-style and hard-wall pop-ups trade canvas for rigid panels, which removes the tent problem and adds an alignment problem. The panels must meet along their full length for the perimeter seal to work, so a settled frame or a worn hinge produces a gap at one end that no amount of new sealant fixes. We correct the frame and hinge geometry first, then renew the seal.
- Folding tent campers
- Coleman, Jayco and Forest River folding campers fail at the lift cables, the bunk slide rails and the tent stitching, usually in that order. Cable stretch makes the roof rise unevenly, which racks the box and puts the bunk rails into a bind. We replace the full cable and pulley set, straighten or replace bent rails, then fit new canvas so it seats against a square opening.
- Rooftop tent campers
- Hard-shell and soft-shell rooftop tents put concentrated dynamic load into a vehicle roof or a rack system that was rated for static weight. Rack feet elongate their mounting holes and the roof skin dimples or cracks around them. We repair the roof structure, add proper load-spreading backing plates and reinstall the rack so the load goes into structure rather than into sheet metal.
- Overland and off-road campers
- Four Wheel Camper, Hallmark and similar builds see constant chassis twist and washboard vibration. Failures show up as cracked corner joints, fatigued jack brackets and fastener holes that have wallowed out in aluminum framing. We repair with new backing structure and larger bearing surfaces rather than oversized screws, and we address the composite skin separation that follows a flexing joint.
- Lightweight truck campers
- Sub-1,500 pound campers for half-ton trucks use thinner framing and lighter skins to hit the weight target, which leaves very little margin at load points. The wing walls at the cabover and the jack brackets are the first to go. We rebuild those areas with distributed backing so the repair does not simply move the failure two inches to the left.
- Modular and collapsible campers
- Systems that expand vertically or telescope outward depend on tight tolerances between sliding sections. Grit, corrosion and a single hard landing put the sections out of parallel, and after that the mechanism binds and the seals stop meeting. We disassemble, correct the section geometry, replace worn guides and bearings, and renew the sealing surfaces so the unit closes fully again.
- Flatbed truck campers
- Flatbed models sit on a deck rather than in a bed, so the load path runs through the flatbed structure and its mounting to the truck frame. Cracks start at the deck-to-frame brackets and at the camper-to-deck tie points. We inspect and reweld the deck structure, rebuild the tie points and repair the camper sidewall where the flexing joint has opened.
- Pop-top truck campers
- A lifting roof on a truck camper adds a large horizontal seal that has to seat every time. Gas struts weaken unevenly, one side lifts first, and the roof takes a permanent slight twist. Water then enters at the low corner. We replace lift hardware as matched sets, correct the roof frame, and fit new perimeter seal so the closed position is actually watertight.
- Slide-in truck campers
- The classic bed-mounted camper. Beyond the overhang and jack issues, the most overlooked failure is the bed contact surface. Uneven bed rails or a compressed bed mat concentrate load into two points, which cracks the camper floor structure from below. We repair the floor sandwich, rebuild the bearing surface and correct the tie-down geometry as one job.
- Hybrid expandable campers
- Hybrids combine hard sidewalls with canvas bunk ends, and the bunk end is where they leak. The hinge line at the bottom of the bunk takes water directly, the sealing gasket compresses out, and the floor of the bunk platform rots from below. We rebuild the platform, renew the hinge sealing surface and fit new bunk end canvas that closes against a straight edge.
Why Water Damage Is the Real Camper Repair Problem
Every camper is a box built out of layers. On a laminated unit that is fiberglass, adhesive, foam board, more adhesive, luan and interior paneling, pressed together at the factory. On a stick-and-tin unit it is aluminum skin over dimensional lumber framing with batt insulation and paneling inside. Both depend on a continuous exterior seal to stay dry, and both hide the consequences of a leak for a very long time.
The moment water reaches luan, the luan wicks. It moves horizontally along the grain, so a pinhole leak at a roof vent on the street side can produce a soft floor on the curb side eighteen months later. Foam board does not absorb water but it does trap it against the adjacent layer, which is why the rot pattern often follows the foam edges rather than the leak path.
This is why we do a moisture survey before writing a repair plan on any camper with a known leak. Meter readings on interior surfaces, tap testing on the exterior skin, and thermal imaging on the roof and walls. That tells us where the wet zone actually ends, which is almost never where the stain ends. Repairing to the stain line is how a customer pays twice.
- Roof edge and seam sealant
- The J-rail or trim strip along the roof edge is sealed with a bead that stops flexing around year five. Coastal marine layer overnight and inland heat during the day makes that swing worse than most owners expect.
- Vent and skylight flanges
- Fan, vent and skylight flanges are through-fastened into a thin roof deck. The fasteners work loose with road vibration, the butyl underneath compresses out, and the leak enters directly over living space.
- Window and door frames
- Frames are set in butyl tape and screwed to the wall. When the butyl gives up, water runs down inside the wall cavity rather than showing on the surface, which is why window leaks are usually found by meter, not by eye.
- Floor and wall junction
- Water that reaches the floor sandwich pools on the bottom skin because there is nowhere for it to drain. Joists rot from the bottom up, so the top surface can feel solid while the structure underneath is gone.
- Front cap and corner molding
- The corner extrusions that join front cap to sidewall carry a long vertical sealant run. It fails at the top first, and gravity does the rest before anything is visible from the ground.
Truck Campers Fail Differently Than Towables
A truck camper is the only RV that lives its life bolted to a vehicle that twists underneath it. A pickup frame flexes significantly over uneven ground, and a rigid camper box sitting in the bed either moves with it or cracks. Most of the structural damage we see on truck campers traces back to that relationship: tie-down anchor points pulling out of the bed rail or the frame, wing wall cracks at the front overhang, and jack mounting brackets tearing at the sidewall.
The front overhang is the highest-stress area on any slide-in. It cantilevers over the cab with a mattress, sometimes a water tank, and no support underneath. Every hard braking event loads it downward and every dip loads it up. On older units the overhang framing separates from the main box and the fiberglass at the transition starts crazing before it cracks through.
Loading and unloading damage is the other constant. Corner jacks that were not extended evenly put the whole box into a twist. A camper set down on an unlevel surface takes the load on two jacks instead of four. We repair the resulting wall and floor damage, but we also check and reinforce the jack brackets, because putting the same box back on the same failing brackets buys about one season.
- Tie-down anchor failure
- Frame-mounted anchors are correct. Bed-rail anchors tear sheet metal. We repair the pull-through damage and, where the truck allows it, move the load path onto proper frame mounts so the failure does not repeat.
- Front overhang cracking
- The cabover cantilever separates at the wing walls where it meets the main box. Surface crazing comes first. We open the joint, rebuild the framing connection, then re-laminate and refinish rather than filling the crack.
- Jack bracket tear-out
- Corner jack brackets carry the full camper weight through four small footprints on a laminated wall. Backing plates fatigue and the bracket starts pulling through. Repair means new internal backing, not longer screws.
- Roof and vent leaks over the bunk
- The cabover roof is the flattest surface on the unit and holds standing water. Leaks there soak the bunk platform, which is usually the last place an owner checks because it is covered by a mattress.
Pop-Ups, Folding Campers and Teardrops
Folding and pop-up campers add a moving envelope to an already fragile structure. The lift system, whether cable and pulley or spring assisted, is the first thing to fail, and it usually fails asymmetrically. One corner rises slower, the roof racks in the frame, the seal along the top edge stops meeting evenly, and now the unit leaks whenever it is stored closed in the rain.
Canvas and vinyl tenting on a folding camper is a consumable. It gets brittle from UV, tears at the seams and window zippers, and it mildews in coastal storage. We replace panels and full tent sets, but we always check the bed slide-out rails and the roof lift at the same time, because a tent that fits badly is usually telling you the geometry underneath it has moved.
Teardrops and A-frames are the opposite problem. They are small and light so people assume they are simple, but a teardrop galley hatch is a curved, hinged, sealed door in the highest-stress location on the trailer, and the seal is unforgiving. A-frame campers depend on precise panel alignment to close, and a bent hinge or a settled frame means the halves no longer meet along their full length.
- Lift system binding
- Cable stretch, pulley wear or a spring that has lost tension makes one corner lag. The roof twists in the opening and the perimeter seal stops compressing. We replace the full cable set rather than the one that broke.
- Canvas and vinyl replacement
- Tent panels, bunk end covers, zippers and windows replaced as a set where possible. Partial replacement on a sun-aged tent usually means the next panel tears within a season at the stitch line.
- Galley hatch sealing
- Teardrop hatches use a compound curve and a continuous bulb seal. Hinge sag or a tweaked frame puts the seal out of contact at the top corners, which is exactly where the water runs.
- Bunk slide rails
- Pop-up bed platforms slide on rails that carry live load in cantilever. Bent rails and worn rollers make the bunk drop at the outer edge and put the tent seal out of line.
Frame, Axle and Structural Work on Campers
Under every towable camper is a steel frame that most owners never look at. In coastal storage that frame corrodes at the welds and at the crossmember-to-rail joints, and it does it from underneath where nothing is visible. On a lightweight trailer with a thin-walled rail, twenty years of salt air can take enough section out of the metal that the frame flexes under normal towing.
Frame damage also comes from the tongue. A jackknife, a hard hitch drop or a curb strike loads the A-frame section in a direction it was never designed for, and the coupler mount bends. That misalignment then puts the whole trailer at a slight angle behind the tow vehicle, which chews tires and puts the axles into a permanent scrub condition.
We do frame and structural welding, axle and suspension work, tongue and coupler replacement and floor structure rebuilds. What we do not do is patch a rusted rail with a plate and hand it back. Sectioning a frame means cutting back to sound metal, matching material, and welding a properly designed splice, because that joint is going to carry the whole camper down the 5 at 65 miles an hour.
- Frame sectioning and welding
- Corroded or bent rail sections cut back to sound steel and replaced with matched material and a designed splice. Crossmembers and outriggers rebuilt where corrosion has taken the weld flanges.
- Tongue and coupler replacement
- Bent A-frame sections straightened or replaced and a new coupler fitted and verified for latch engagement. Safety chain mounts and jack mounts rebuilt at the same time.
- Axle and electric brake service
- Axle alignment checked against the frame centerline, bent axles replaced, and electric brake assemblies, magnets and wiring renewed so the trailer stops straight instead of pulling.
- Floor structure rebuild
- Rotted joists and subfloor sectioned out and replaced, with wall bottom plates repaired where the rot climbed. Plumbing and wiring rerouted as part of the same opening rather than as a second job.
What Camper Repair Costs and How the Job Runs
Labor is posted at $210 per hour for body and paint, $260 per hour for mechanical and electrical, $285 per hour for diagnostics with a one hour minimum credited back, and $95 per hour for detail. Camper work tends to run more hours than owners expect, not because the parts are expensive but because getting to the damage means removing interior panels, cabinetry and sometimes the roof itself.
An RV systems estimate is $150, credited back against the repair. Collision estimates are by appointment. On a water damage job we strongly recommend the paid moisture survey up front, because that is the difference between a plan that fixes the wet area and a plan that fixes the stained area.
Timelines are usually parts-driven on older units. A roof membrane or a set of window frames for a 2004 trailer may not exist as a service part, which means fabrication or a substitute, and that adds calendar. We give you a written completion date at authorization and revise it in writing when something moves.

Our Process and What It Takes
Intake and moisture survey
The unit comes to Yorba Linda. We meter the interior, tap the exterior and thermally image the roof and walls to map how far the wet zone actually reaches.
Days 1 to 3
Selective teardown
Interior panels, cabinetry and exterior skin come off over the affected area so the framing and floor structure can be seen and photographed.
Days 3 to 8
Repair plan and approval
A line-item plan goes to you or to your adjuster with photographs and sourcing quotes. Older units may need fabricated substitutes for discontinued parts.
Days 7 to 14
Structure and envelope rebuild
Framing, joists and floor sections replaced, frame welding completed, then new skin, membrane and terminations installed and sealed.
Weeks 2 to 8
Interior, systems and finish

Water damage and soft spot repair runs $750 to $18,000 and up, at 5 to 80 hours. A single vent leak caught in its first season is a contained repair. A roof edge that has been open for three years usually means wall framing, subfloor joists and cabinetry, because the luan wicked the water sideways long before anything felt soft.
Is my camper worth repairing or should I replace it?
We will give you a straight number so you can decide with real information. As a rough guide, if the frame is sound and the rot is contained to one wall or one floor section, repair usually makes sense. If the floor structure is gone across the width and the walls have delaminated on both sides, the labor stops being rational on a lower-value unit.
Do you charge for a camper estimate?
Yes. An RV systems estimate is $150 and it is credited back against the repair if you go ahead. Diagnostic time is one hour minimum at $285 per hour, also credited. Collision estimates are by appointment. On water damage jobs the paid moisture survey is worth doing first, because it defines the real scope instead of guessing at it.
Can you replace the roof on my travel trailer?
Yes. Roof repair, reseal and full membrane replacement runs $500 to $14,000 at 3 to 70 hours. A full replacement includes stripping the old membrane, inspecting and replacing damaged decking, fitting new material, and rebuilding every termination and penetration. That last part is what determines whether the new roof lasts, not the membrane brand.
Do you work on truck campers off the truck?
Yes, and for most structural work the camper needs to come off. That lets us get to the floor structure, the jack brackets and the underside of the overhang. Bring the truck and we will handle the removal and reinstallation, including checking and rebuilding tie-down anchor points before it goes back on.
