A slide out room weighs between eight hundred and three thousand pounds depending on the coach, and it is asked to move that weight in and out on a mechanism roughly the size of a garage door opener. Nothing about that is forgiving. When a room stalls halfway, grinds, walks out crooked or leaks along the bottom edge, the mechanism is almost never the origin of the problem. It is the part that gave up first because something else changed the load it was designed to carry.
That is why we do not quote slide work off a phone description. A Schwintek room that binds at the same point every cycle is usually telling you the sidewall opening moved or the room floor absorbed water and sagged. A hydraulic room that drifts in overnight is telling you about a cylinder seal or a valve body, not a motor. Same symptom, entirely different repair, and a five thousand dollar difference in cost. We put the room on the rails, cycle it under load, and read what it is actually doing.

General service departments often replace the motor, clear the code and hand it back. That is a parts swap, not a repair.
Why RV Slide Outs Fail and What Gives Out First
Every slide failure we tear into comes back to load. The mechanism was engineered to move a specific weight across a specific distance with a specific amount of friction. Change any one of those three and the weakest component in the chain surrenders. On electric systems that weakest component is a nylon gear or a motor brush. On hydraulic systems it is a cylinder rod seal. On cable systems it is the cable itself, fraying at the pulley where it takes the sharpest bend.
What changes the load is almost always water, wear or geometry. Water gets into the slide floor through a failed bottom wiper seal, the plywood core swells, the room gains forty pounds and sags at the outboard corner. Wear shows up as a flat spot on a roller or a groove worn into a rail. Geometry changes when the coach flexes, when a sidewall opening racks after an impact, or when the room was never timed correctly after the last repair.
The reason this matters to your wallet is sequence. Replacing a burned Schwintek motor on a room that binds because the floor is soft costs you the motor twice. We check the room structure, the seal compression and the rail condition before we quote a mechanism, because the mechanism is the symptom in most of the coaches that roll in here.
- Nylon gear stripping
- Schwintek and rack and pinion drives use nylon or composite gears that shear teeth when the room drags. The room still moves on the remaining teeth until it does not, usually mid-cycle at a campsite.
- Motor and controller faults
- Repeated overcurrent trips cook motor windings and the control module that feeds them. A room that needs the switch held twice to start is already drawing more amps than the design allows.
- Rail and roller wear
- Steel rails develop grooves and rollers develop flat spots. Both increase friction on every cycle, and both are invisible unless somebody gets under the coach with the room fully extended.
- Waterlogged room floor
- A failed bottom seal soaks the plywood core of the slide floor. The added weight and the sag change the angle the room presents to the opening, which loads the mechanism unevenly for the rest of its life.
- Racked sidewall opening
- After a side impact or years of chassis flex, the opening is no longer square. The room binds at one corner, and no amount of motor work fixes a hole that is out of geometry.
Which Slide Mechanism Is Under Your Room
There are five families of slide system in common use on North American coaches, and they fail in completely different ways. Knowing which one you have changes the diagnosis, the parts list and the labor hours before anybody touches a wrench. Owners frequently do not know, which is fine. We identify it at intake by looking at the drive location, the rail profile and the controller.
The broad split is electric versus hydraulic. Electric systems drive the room with a motor turning a gear against a toothed rail or a rack. Hydraulic systems push the room with cylinders fed by a pump and valve manifold, and they are typical on heavy Class A rooms and large fifth wheel living rooms. Electric systems fail loudly and suddenly. Hydraulic systems fail slowly, with a room that creeps or a puddle of fluid on the compartment floor.
- Schwintek In-Wall
- Twin vertical motors in the side jambs driving toothed rails. Compact and common on smaller rooms. Extremely sensitive to synchronization and to any bind, which is why gear failure is the most frequent repair we see.
- Lippert through-frame rack and pinion
- A single motor under the floor turning a cross shaft with pinions engaging racks on both sides. Robust, but the shaft splines, bushings and gearbox wear, and the room walks out of square when one side slips.
- Power Gear rack and pinion and hydraulic
- Found under many Class A and fifth wheel rooms. Electric versions fail at the gearbox and motor. Hydraulic versions fail at the cylinder rod seal, the manifold solenoid or the pump itself.
- BAL Accu-Slide
- Cable driven, with steel cables routed through pulleys under the floor. Failures are cable fray at the pulley bends, cable tension loss and a room that drops at one corner as it extends.
- Kwikee and Lippert flat floor
- Floor mounted drives on rooms that sit flush with the interior floor. Failures concentrate at the drive tube, the roller carriage and the inner seal that has to survive being walked on.
Wiper, Bulb and D-Seal: How Slide Seals Actually Keep Water Out
A slide out has no gasket in the automotive sense. It has a family of extruded rubber profiles, each doing a different job, and water only stays outside when all of them are intact and correctly compressed. When an owner tells us the slide leaks, the first question is where the water shows up, because the location tells us which profile failed.
The outer wiper seals ride against the moving room face and sweep debris and water off as the room retracts. They are wear items and they are the ones that go hard, crack and take a set. The bulb seals compress when the room is fully in or fully out, and they are what actually blocks weather. The D-seal and the corner seals close the transitions at the top and bottom where the wiper and bulb profiles meet.
Most leaks are not a torn seal. They are a seal that no longer compresses because the room geometry changed, or a seal installed without the correct retainer channel so it rolls under on retraction. We replace seals in profile-matched lengths, we cut and bond the corners rather than butting them, and we verify compression with the room cycled both directions before the coach leaves.
- Outer wiper seal
- The flexible lip that rides on the slide face during travel. Sun and ozone harden it, it stops laying flat, and water begins tracking down the outside of the room into the floor edge.
- Inner wiper seal
- Rides the room face from inside the wall cavity and blocks the dust and water that gets past the outer lip. Almost never inspected, and frequently the reason a wall smells musty.
- Bulb seal
- A hollow compression profile at the perimeter that seals when the room reaches full travel. If the room stops short by even a quarter inch, the bulb never compresses and the coach leaks in every rain.
- D-seal and corner blocks
- Closes the transition where the top and side profiles meet. Corners are where nearly every seal job fails, because a butt joint at a corner is an open channel straight into the wall.
When the Slide Room Itself Has to Be Rebuilt
A slide room is a small structure in its own right: a laminated floor with a plywood or composite core, framed side walls, a face wall carrying the window, and a roof or top skin. Water that gets past the seals goes into that laminate. Once the core is wet, the fiberglass skin separates from it and you get the soft spot underfoot or the visible bubble on the room face that owners describe as the wall looking wavy.
Rebuilding a room means opening the laminate, cutting out the saturated core back to dry material, splicing in new core stock, re-laminating under vacuum or clamp pressure, and restoring the framing that carries the mechanism attachment points. That last part is the reason a soft slide floor is a structural repair and not a flooring repair: the drive rails, rollers and cables all bolt through the floor structure, and rotten wood does not hold a fastener under a two thousand pound load.
We are direct about the cost because it surprises people. Room rebuild and structural repair runs $1,500 to $7,500 and takes ten to thirty five hours. On a large fifth wheel living room with a full-length window wall it lands at the top of that band. Catching it while the soft spot is the size of a dinner plate is the difference between a two day job and a two week job.
- Floor core replacement
- Saturated plywood or lauan core is cut out to dry material and spliced with matching stock, then relaminated. This restores both the walking surface and the fastener holding power the mechanism needs.
- Face wall delamination
- The outer skin separates from the substrate and bubbles. Repair means injection bonding on small areas or panel section replacement once the separation passes roughly two square feet.
- Framing and attachment points
- Rails, rollers and cable anchors bolt into framing members. Any rebuild has to restore those members to full section or the mechanism will pull out again under load.
- Window and trim reset
- The room window comes out for most rebuilds. It goes back on fresh butyl with new mounting screws, because reusing a compressed seal on a rebuilt wall is how the leak returns.
Timing and Synchronization Is the Step Most Shops Skip
On any slide driven from two points, both sides have to move at the same rate. Schwintek systems use two independent motors with position counting in the controller. Rack and pinion systems use a mechanical cross shaft that can slip a spline. Cable systems rely on equal cable tension. When one side leads the other, the room enters the opening at an angle, the seal compresses on one edge only, and the mechanism grinds because it is now fighting the wall.
Synchronization is a procedure, not an adjustment knob. It involves running the room to a hard reference, resetting the controller counts or re-indexing the shaft, cycling under load, and measuring the gap at all four corners with the room at full extension and full retraction. It usually takes longer than the part replacement that preceded it.
This is the single most common reason a slide comes to us after somebody else already worked on it. The motor was replaced, the code cleared, and nobody re-timed the room. Six months later the new gear is stripped for exactly the reason the old one was.
- Controller reset and count relearn
- Schwintek and similar systems store travel counts. After any motor or gear replacement the controller has to relearn the stops, or one side will consistently overrun the other.
- Cross shaft re-indexing
- Rack and pinion systems can be re-indexed at the splines to square the room. Getting it right takes measuring the corner gaps, not eyeballing the room from inside.
- Cable tension equalization
- Accu-Slide systems are tensioned at the drum. Uneven tension drops one corner as the room extends and chews the cable at the pulley within a season.
- Full cycle verification
- We run the room in and out under load a minimum of five times, checking amp draw and corner gap each cycle, before the coach goes back on the lot.
Slide Toppers Divert Water That Would Otherwise Pool on the Room
A slide topper is the fabric awning mounted above the room that keeps rain, pine needles and leaves off the slide roof while the room is extended. It looks cosmetic. It is not. Without it, debris collects on the top of the room and gets dragged into the wall cavity every time the room retracts, which is a direct path to a rotted top rail.
Toppers fail in three ways. The fabric tears or goes chalky from sun exposure, which on the south Orange County coast happens faster than most owners expect. The spring tension in the roller weakens, so the fabric sags and holds a pool of water. Or the mounting brackets pull out of the sidewall because the fasteners were driven into skin instead of structure.
Replacement runs $450 to $1,800 and three to eight hours depending on room width and how the brackets are anchored. We size fabric to the actual room width rather than the catalog number, because a topper that is short by an inch leaves an open channel at the corner.
- Fabric replacement
- Vinyl or acrylic fabric cut to the measured room width, with the correct polycord welt for your roller. Acrylic breathes better and holds color longer in constant sun exposure.
- Spring tension service
- Roller springs lose preload over time. Retensioning or replacing the spring assembly stops the sag that lets water pool in the middle of the fabric.
- Bracket reanchoring
- Brackets need to land in framing or a backing plate. We open the wall where necessary to install proper backing rather than driving longer screws into the same failed hole.
- Top rail inspection
- While the topper is off we inspect the slide top rail and the wall cap above it. That area is where debris damage concentrates and where nobody ever looks.

Bring the coach to Yorba Linda
We need the room where we can run it fully out and get under it. The RV systems estimate is $150 and is credited back against the repair when you authorize the work.

We run the room both directions under load, record amp draw or hydraulic pressure, and measure corner gaps to find where the geometry is off.

Open the wall and the floor edge
Trim and inner seal come out so we can see the rail, the drive and the condition of the floor core. This is where soft spots and stripped gears actually show up.

Repair and rebuild

Questions We Get Asked
My slide stopped halfway out. Can I still drive the RV?
Usually not safely. A room stuck partway is not latched, the seals are not compressed, and the mechanism is often already jammed. Most systems have a manual override, either a crank point or a hydraulic release, that will bring the room in for transport. Call us before you force it, because forcing a bound room is how a gear failure becomes a structural repair.
What does RV slide out repair cost?

Why does my slide keep stripping gears after it was already repaired?
Because the load that stripped the first gear was never removed. Almost always the room was not re-timed after the repair, or the bind causing the overload is a soft floor, a worn rail or an opening that is out of square. We measure corner gaps and check the floor structure before quoting a mechanism, specifically to avoid selling you the same part twice.
Does insurance cover slide out repair?
It depends on cause. Collision damage to a slide room or opening is normally covered, and we document it and bill your carrier directly. Wear items like stripped gears, hardened seals and sun-damaged toppers are typically maintenance and fall to the owner. Water damage sits in between and turns on whether the intrusion was sudden or gradual under your policy language.
How long will my RV be in the shop for slide work?
A seal replacement or a straightforward motor and gear job is typically two to four days. A full mechanism rebuild with rail work runs about one week. A slide room structural rebuild with floor core replacement and relamination runs two to three weeks because cure time cannot be shortened. Parts availability on discontinued systems can extend all of these.
Do you work on Schwintek systems? I have heard they are unfixable.
They are fixable, they are just unforgiving. Schwintek In-Wall drives are compact and sensitive to any bind, so they punish soft floors, out of square openings and skipped timing procedures harder than a rack and pinion system does. We rebuild them regularly. The work that makes them stay fixed is removing the bind and relearning the controller counts, not swapping motors.
