Short answer

Heartland builds big fifth wheels and heavy toy haulers. Frame and garage structure is where the real work is on almost every one we take in.

Heartland specializes in the heavy end of towables: full-time capable fifth wheels and toy haulers that carry motorcycles, side by sides and gear. Both categories load structure hard, and both come to us with structural findings rather than cosmetic ones.

A Cyclone or Road Warrior that has spent five seasons hauling a loaded garage has cycled its rear structure and its tie-down anchoring thousands of times. That is not a defect, it is fatigue, and it is entirely repairable when someone actually looks for it.

Toy Hauler Garage Structure Is the Priority

The garage on a Cyclone or Road Warrior does three structural jobs the rest of the trailer does not: it carries concentrated point loads at the tie-downs, it has a large unsupported opening at the ramp door, and the rear wall takes both.

What we find is cracking at tie-down anchor plates, sag at the ramp door hinge line, and floor structure movement around the anchors. Every one of those is a finding rather than an adjustment, and all three are cheaper to correct early than to correct once the wall above has moved with them.

Tie-down anchoring
Anchor plates pass load into the floor structure. Cracking at the plate is a structural repair, not a hardware replacement.
Ramp door hinge line
A sagging ramp is a structural symptom. Adjusting the latch masks it for a season and the underlying movement continues.
Rear wall reinforcement
Frame and structural welding $750 to $20,000 and up. Interior removal to reach the weld drives most of that range.
Floor structure
Floor repair and replacement $500 to $9,500. On a garage floor we upgrade the anchoring detail during the rebuild rather than reproducing the original.

Landmark, Bighorn and Full-Time Loading

The Landmark and Bighorn lines are built to be lived in, and they get loaded accordingly and left that way. Sustained loading at capacity produces fatigue in the forward outriggers and at the axle hangers over time.

On any Heartland fifth wheel with real mileage we measure the frame and inspect the weld toes forward of the axles, regardless of why it came in. Finding a developing crack during a roof job is a very good outcome compared with finding it after a failure.

Above the Frame on a Heartland

Landmark and Bighorn use vacuum bonded laminated sidewalls with a composite backer over aluminum framing, a one piece membrane roof over crowned trusses and a painted front cap on the upper trims. Milestone and Big Country sit a step down in framing weight. North Trail, Mallard, Trail Runner and Sundance are lighter builds where the wall recipe changes and the structure behind the skin is thinner. Cyclone, Road Warrior, Torque and Fuel are the toy haulers, and those carry a completely different set of load paths.

The chassis is Lippert with Dexter axles, and on Landmark the suspension is typically a rubber equalizer setup that rides better and hides road input from the driver, which is not always good news. A trailer that transmits less feedback also gives less warning that a shackle bushing has worn or a spring hanger has cracked. That is one reason we inspect suspension geometry alongside frame welds rather than treating them as separate jobs.

Painted cap blending
Landmark and upper Bighorn caps are painted, so a repair blends into the adjacent sidewall panel. Color match blending $500 to $5,000 and up, planned to end at a body line.
Shared hydraulic power unit
Slides and landing gear commonly run off one pump. A weak pump reads to an owner as a slow slide and a slow jack, which are the same fault reported twice.
Roof membrane replacement
Full strip, decking inspection, new substrate where soft, new membrane and complete reseal. $3,500 to $18,000 and up depending on length and decking condition.
Component sourcing
Lippert, Dexter and Furrion parts arrive quickly and cost little relative to labor. The wait is on painted cap skins and any graphic package that has gone out of production.

Do you hold any Heartland authorization?

None, and we claim none. Heartland has no ownership interest in this shop, has not certified it and does not endorse it. Our credential is a California Bureau of Automotive Repair license, ARD00288521, plus certified welding and the frame equipment these trailers actually need. For structural work on a heavy fifth wheel or a loaded toy hauler, welding capability matters considerably more than a factory affiliation.

My Cyclone ramp door does not latch the way it used to. Is that adjustable?

Sometimes the latch is genuinely out of adjustment. More often the ramp has begun to sag because the hinge line, which spans a large unsupported opening at the rear wall, has moved. Adjusting the latch on a sagging ramp masks the movement for a season while the underlying structure keeps working. We inspect the hinge structure and the rear wall reinforcement first, then adjust or repair based on what the measurement shows.

How do tie-down anchors fail on a Road Warrior?

They crack at the plate where the anchor passes concentrated load into the garage floor structure. A side by side strapped down tight turns every road input into a cycle at four small points, and after several seasons the plate or the framing under it starts to open. That is fatigue rather than a defect, and it is a structural repair rather than a hardware swap. We upgrade the anchoring detail during the rebuild instead of reproducing the original.

Should a full time Landmark be inspected differently?

Yes. A trailer that is lived in gets loaded to capacity and stays that way, so the forward outriggers and the axle hanger area accumulate cycles under sustained load rather than intermittent load. On any Heartland fifth wheel with real mileage we measure the frame and inspect weld toes forward of the axles whatever brought it in, because finding a developing crack during a roof job beats finding it on the freeway.

What does structural welding cost on a Heartland fifth wheel?

Frame and structural welding runs $750 to $20,000 and up, and the spread is almost entirely access. A crack reachable from underneath is a short job. The same crack behind a slide floor and a cabinet run means interior removal and reinstallation, which is where the hours accumulate. Body labor is posted at $210 per hour, and jobs over $2,000 take a 50 percent deposit at authorization.
