Almost every owner who calls about a roof describes the surface: it looks chalky, it feels gritty, the white is turning gray. Surface appearance is close to irrelevant to the decision. What decides repair versus replacement is what is under the membrane, because a coating is a waterproofing layer and not a structural one. Coating over soft decking produces a roof that looks new and continues rotting underneath, and the owner finds out two seasons later at three times the price.
The good news is that the test is cheap and definitive. We walk the roof, probe it, take moisture readings on a grid, inspect every penetration and check whether the membrane has shrunk away from its termination bars. That takes a couple of hours and it produces a clear answer rather than a judgment call. Below is what each path actually includes, what each costs, how long each lasts, and what it costs to guess wrong.

What Actually Fails on an RV Roof
Membrane field failure is rare. EPDM and TPO sheet in the middle of a roof, away from any penetration, usually outlasts the sealant around it by a wide margin. What fails is everything cut into it: air conditioner flanges, roof vents and fans, the refrigerator vent, the skylight, antenna and satellite mounts, the termination bars along both sidewalls, and the front and rear cap seams. Every one of those relies on a sealant bead with a service life of roughly three to eight years in Southern California sun.
That is why a roof that has never been resealed at ten years old is a leak looking for a place to happen, and why a roof with fresh sealant at fifteen years old is often fine. Ultraviolet exposure is the driver. Coastal storage adds constant marine layer humidity, which keeps any existing intrusion wet year round rather than letting it dry between rains, and inland storage adds heat cycling that works fasteners loose. Both accelerate the same failure at the same locations.
The Four Tests That Decide It
We do not make this call from the ground or from photographs. It takes a person on the roof with a probe and a meter, and it takes access to the interior ceiling for comparison readings. The whole assessment takes two to three hours and it is the difference between spending $2,400 correctly and spending $2,400 twice. On a coach we have not seen before we also pull one or two penetration covers to see what the sealant looks like in cross section rather than from above.
The four findings that matter are decking firmness, moisture content, membrane dimension and penetration condition. Any single failed test pushes the job toward replacement, and two failed tests settle it. What we will not do is coat over a failed test because it produces a satisfying looking result on delivery day. That is the most common thing owners have had done to them by somebody else before they get to us.
- Walk and probe the decking
- A firm roof deflects a little and returns. Soft areas feel spongy underfoot and probe easily near penetrations and over slide openings. Soft decking cannot be coated over, only replaced.
- Moisture readings on a grid
- Meter readings taken across the roof and compared against interior ceiling readings. Anything over 16 percent moisture content indicates active or recent intrusion regardless of how the surface looks.
- Membrane dimension at the termination bar
- EPDM shrinks with age. When the sheet has pulled away from the bar or the edge is lifting, coating will not restore the mechanical attachment and the membrane needs replacing.
- Penetration condition in cross section
- We pull a cover or two rather than judging from above. Sealant that has cracked through to the flange, or a flange with backed out fasteners, means reflashing rather than another bead on top.
The Repair Path: Recoat and Reseal
On a roof that passes the tests, the work is more thorough than the word recoat suggests. Old sealant gets cut out of every penetration rather than covered, flanges get cleaned to substrate, fasteners get replaced where they have backed out, and each penetration gets rebedded and reflashed. The membrane gets cleaned and primed with a product matched to its chemistry, then coated in layers with a cure window respected between each one. Localized tears and punctures get patched with membrane specific material before coating.
Cost runs $750 to $4,500 and up, driven by length, number of penetrations and coating system. Shop time is three to six days and most of that is cure time rather than application, which is exactly why doing this in a driveway between rain forecasts tends to produce a failure within a season. Expect five to ten years of service depending on the product and how much sun the coach lives in, and expect to reseal penetrations again in the middle of that window.
- Sealant cut out, not covered
- Every penetration is stripped to the flange, cleaned, rebedded and reflashed. New sealant over cracked old sealant fails at the same place within a year because the crack is still moving underneath.
- Coating matched to membrane
- An acrylic system suited to EPDM is not automatically compatible with TPO, and neither belongs on fiberglass without the correct primer. Mismatched coating peels in sheets, usually the second summer.
- Cure windows respected
- Each layer needs its stated cure time before the next. Three to six days in the shop is mostly waiting, and compressing that window is the leading cause of premature coating failure.
- Realistic service life
- Five to ten years for the coating in Southern California sun, with penetration sealant needing attention roughly every three to eight years regardless of when the coating was applied.
The Replacement Path: New Membrane and Decking
Replacement means the old membrane comes off entirely, every rooftop component is removed, and the decking is inspected across its whole area. Soft decking gets cut back to sound material over a rafter and replaced, wet framing gets dried down and monitored until readings sit under 12 percent, and only then does new membrane go down in adhesive with new termination bars and every component reflashed with new hardware. It is not a resurfacing job. It is a rebuild of the top of the coach.
Cost runs $3,500 to $18,000 and up. Length sets the floor, and the variables that drive it up are the number of penetrations, how much decking has to be replaced, whether the front and rear cap seams need rework, and whether the air conditioners are worth reinstalling. Shop time is one to three weeks. Service life on new membrane is generally twelve to twenty years if the penetrations are maintained, which makes the cost per year competitive with repeated recoating.

- Wet rafters get dried with fans and monitored until readings sit under 12 percent moisture content. Closing a roof over damp framing simply restarts the clock on the whole problem.
- New hardware everywhere
- Fasteners, butyl bedding, flashing and termination bars are all replaced rather than reused. Reused fasteners in the original holes are a leak path from the day the coach leaves.
How to Decide, and What Waiting Costs
If the decking is firm, the membrane is dimensionally sound and the only problem is chalking and cracked beads, recoat and reseal. It is the correct repair, not a compromise. If any moisture reading is elevated, if the membrane has pulled away from a termination bar, or if you can feel a soft area with your feet, replace it. Between those two, an annual maintenance visit at $400 to $2,500 with a full seal inspection is what keeps you on the cheap side of this decision indefinitely.
The cost of guessing wrong is well documented in our job files. A trailer we rebuilt last year needed roughly $200 of sealant work in 2019 and instead needed $16,341 of subfloor and lower sidewall work by the time it arrived. Water that gets past a roof penetration does not stay on the roof. It runs down inside the wall cavity, spreads along the bottom plate and takes out floor decking, and the visible stain shows up at a doorway thirty feet from the leak.

How do I know if my RV roof decking is soft?
Walk it carefully in the areas that fail first: within two feet of every penetration, along both edges at the termination bar, over slide openings and at the front and rear cap seams. Firm decking deflects slightly and springs back. Soft decking feels spongy and stays down. If you are not comfortable on the roof, a moisture survey from inside plus a probe check from above gives the same answer.
Can I just have my roof coated to stop a leak?
Only if the leak is coming from the membrane field, which is unusual. Most leaks come from a penetration flange or a termination bar, and coating over a cracked flange bead hides the problem without stopping it. Coating is a maintenance operation on a sound roof, not a repair for an active leak. Find the entry point first, reflash it, then coat.
Does insurance pay for a roof replacement?
It depends entirely on cause. A discrete event such as hail, a falling branch or a low clearance strike is usually covered under comprehensive. Gradual sealant failure over several seasons is treated as maintenance under nearly every RV policy. We survey the intrusion, map the entry path and report what the physical evidence shows. How often should an RV roof be resealed?
Inspect every penetration annually and reseal what is failing rather than resealing everything on a fixed schedule. Is a new roof worth it on an older coach?
Often yes, because the alternative is not a cheaper roof, it is a subfloor rebuild in two seasons.
