Start Spring Reactivation With the Ducts, Not the Water

Short answer

Rodents nest in furnace ducts, engine bays and wall cavities. Reactivation should start with a wiring and duct check, not with turning the water on.

Reactivating a coach after five months of storage should begin with rodent evidence rather than with systems. Check furnace and air ducts, the engine bay, wiring looms behind the dash, appliance compartments and the belly pan. Chewed insulation on a 12 volt circuit is a fire risk, not an inconvenience.

The standard spring reactivation list starts with water: sanitize the fresh tank, flush the antifreeze, check for leaks, fire the water heater. That list is fine and it is in the wrong order, because the most consequential thing that happens to a stored coach in this area is not plumbing related. It is that something moved in.

Southern California does not get a hard winter, which means the rodent population does not die back and does not need to travel far to find shelter. What it needs is a dark enclosed cavity with material suitable for nesting, and a stored recreational vehicle is essentially a purpose built structure for that. Fiberglass insulation, foam, upholstery batting and soft wire loom in a quiet box that nobody opens for five months.

I see the results every March through May. Most of it is unpleasant rather than dangerous. Some of it is genuinely dangerous, specifically chewed insulation on a live circuit inside a wall or under a dash. So the reactivation walkthrough below starts there and gets to the water tank later, which is the order I would want on my own coach.

The Six Places Nests Actually Turn Up

Furnace ductwork is first and it is the one owners never check. The ducts are flexible insulated tube running under the floor and up into cabinetry, they are dry, they are dark, and on a coach with the furnace off all winter they are undisturbed. A nest in a duct produces no visible symptom at all until you run the furnace, at which point the smell fills the coach in about ninety seconds.

The engine bay on a motorhome is second. Warm on arrival, protected, and full of soft wire loom. On a gasoline chassis the area around the intake and the top of the transmission tunnel are favorites. On a diesel pusher the rear engine compartment is effectively a heated shed with a lot of hoses in it.

Then the water heater and furnace exterior compartments, which have vents that admit small animals directly. Then the belly pan cavity, which on a fifth wheel or travel trailer is a large enclosed volume full of batt insulation. Then wall cavities, entered from below at plumbing penetrations. Then the interior itself, which is where you find the evidence rather than the nest: droppings in drawers, shredded paper, chewed food packaging that somebody left aboard.

Why Chewed Wire Is the Item That Actually Matters

Rodents chew insulation because it is a workable material, not because they want the copper. What they leave is bare conductor. On a 12 volt house circuit, a bare positive conductor touching a metal frame member is a dead short through whatever wire gauge is present, and the wire itself becomes the fuse if the circuit protection is oversized or absent, which on aftermarket additions it frequently is.

The failure mode is a wire glowing hot inside an enclosed cavity packed with nesting material. That is the fire risk, and it is not theoretical. It is also why I do not like the advice to simply reconnect the batteries and see what works. Energizing a system with unknown insulation damage inside a wall is not a diagnostic step, it is a gamble.

The right sequence is visual inspection of every accessible loom before reconnecting: behind the dash, in the engine bay, at the converter and distribution panel, at the battery compartment, and anywhere a loom passes through the floor. Look for insulation missing, for nesting material, and for the fine dark droppings that mark a travelled path. If any of that is present, the inspection expands rather than concluding.

The Smell, and Why It Lives in the Ductwork

Rodent odor is urine and it soaks into porous material. In a coach that means insulation, carpet padding, upholstery foam and the interior surface of flexible ductwork. Cleaning a surface does nothing because the odor source is inside the material, which is why owners who scrub a cabinet still smell it in July.

Ductwork is the worst case because it distributes. Every time the furnace or the dash air runs, air passes over contaminated duct interior and carries the odor into the whole coach. Duct cleaning is possible on rigid sections and largely futile on flexible insulated tube, which is inexpensive enough that replacement is the sensible answer.

Insulation and soft goods follow the same rule. Contaminated batt insulation comes out. Contaminated carpet padding comes out. Upholstery foam is a judgment call based on extent, and a professional interior cleaning at $95 per hour detail labor handles a great deal of what remains. What does not work is an enzyme spray on a closed cavity and hoping, which is the most common thing owners try first.

Insulated flexible ductwork cannot be cleaned effectively and is inexpensive enough that replacement is the practical answer.

Only Then, the Systems Order

With the rodent inspection complete, work through systems in an order that fails safely. Tires first: inspect for sidewall crazing and flat spotting, check date codes, and inflate to running pressure. A coach that sat five months on underinflated tires can have sidewall damage that is not visible at low pressure.

Then brakes and running gear. Surface rust on rotors or drums is normal after a sit and cleans up. Dragging brakes and seized caliper slides are not, and a coach that pulls or smells hot on the first drive should not continue on that drive. On trailers, this is also the moment to check the breakaway cable and to verify that electric brakes actually engage.

Then liquefied petroleum gas with a leak test at the regulator before lighting anything, because a chewed rubber hose in a compartment is one of the things rodents produce and it is the item you least want to find by smell. Then water: sanitize, fill, pressurize and inspect every fitting for weeping. Then the generator, run under load rather than at idle. Then the slides, awnings, and the roof, which deserves its own inspection after a wet season.

What Remediation Runs and When to Bring It In

A clean reactivation with no findings is an afternoon of owner work. A coach with a duct nest and chewed wiring is a different project. Electrical repair runs $250 to $9,500 depending on how much loom has to be replaced and where it runs, and mechanical and electrical labor bills at $260 per hour. Wiring inside a closed wall cavity is the expensive case because access drives the hours, not the wire.

Interior work runs $1,500 to $50,000 across the whole range from a cushion set to a full remodel, and rodent remediation typically sits at the low end unless insulation and cabinetry are involved. Diagnostics, when a circuit fault has to be traced rather than seen, is one hour at $285 credited against an authorized repair.

Bring it in rather than energizing it if you find bare conductor anywhere, if you smell rodent and cannot locate the source, or if the furnace has been run and the smell is now everywhere.
