The roof is the most expensive part of an RV to neglect and the cheapest part to maintain. Nothing else on a coach has the same ratio. A few hundred dollars of sealant renewal on schedule prevents a repair that routinely reaches five figures, because once water gets past the roof it does not stay on the roof. It runs along the decking, down inside the wall cavity, into the floor structure, and it does all of that silently for a year or more before a stain appears on a ceiling panel.

By the time most owners call us, the stain has already appeared. That is not a failure on their part. There is no practical way to inspect a roof from the ground, and the coach spends most of its life parked where nobody climbs on it. What we can do is tell you honestly how far the water traveled, what has to be replaced versus what can be dried and saved, and what it will cost, before anything is torn open on faith.

Everything is done in shop at our 35,000 square foot facility in Yorba Linda. Roof work needs a level surface, safe elevated access, controlled water testing and, on membrane replacement, adhesive conditions that a storage lot cannot provide. ## Which Roof Your Coach Has and Why It Changes Everything

There are four common RV roof constructions and they fail in four different ways, so the first thing we establish is which one is over your head. Most owners do not know, and a surprising number have been told the wrong thing by a previous shop. Getting this right determines the repair method, the material, the price and whether recoating is even an appropriate option.

EPDM is the black backed white rubber membrane found on the majority of towables and many motorhomes. It is glued down over luan decking and it chalks constantly, which is normal and by design, since the chalking carries away surface contamination. TPO is a thermoplastic membrane that looks similar but is usually brighter white, does not chalk, and is heat weldable at seams. Fiberglass roofs are molded or laminated panels, common on higher line coaches, and they behave like a sidewall. Aluminum roofs are found on older units and on some Airstream style builds, with lapped and sealed panel joints.

The practical consequence: EPDM and TPO accept liquid recoating systems. Fiberglass and aluminum generally do not benefit from them and need different sealants at penetrations. Applying an EPDM coating over a TPO roof, which happens more often than it should, produces a coating that peels within two seasons and a customer who thinks all coatings are junk.

- **EPDM rubber membrane:** Black backed white rubber bonded to luan decking. Chalks by design as a self cleaning mechanism. Accepts liquid recoating well and is the most common roof on towables and mid grade coaches.
- **TPO thermoplastic membrane:** Brighter white, does not chalk, and is heat weldable at seams. Repairs can be welded rather than only patched and sealed, which makes a properly done TPO seam repair genuinely durable.
- **Fiberglass roof:** A molded or laminated panel, common on higher line diesel pushers and fifth wheels. It delaminates rather than tears, and it needs laminate repair methods rather than membrane methods.
- **Aluminum roof:** Lapped and sealed panel construction found on older coaches and some riveted builds. Fails at the seams and at rivet lines, and it requires sealants formulated for metal movement.
- **Identifying yours:** Rub the surface. Chalk on your hand means EPDM. Clean and slightly waxy means TPO. Hard, glossy and gelcoated means fiberglass. Visible rivets and lap joints mean aluminum.

## How RV Roofs Actually Fail, and It Is Almost Never the Membrane

In the large majority of roof leaks we open up, the membrane itself is intact. Water got in at a penetration. An RV roof has between fifteen and forty holes cut into it from the factory: vents, fans, air conditioner openings, skylights, plumbing vents, antennas, solar mounts, ladder brackets, refrigerator vents and the perimeter joint at every edge. Each one is sealed with a self leveling or non sag lap sealant, and every one of those sealant beads has a service life of roughly three to five years in Southern California sun.

The failure mode is predictable. Ultraviolet exposure embrittles the sealant, the coach flexes on the road, and the bead cracks or releases at one edge. It does not have to open much. A gap the width of a business card at the upcurl corner of an air conditioner opening will pass a remarkable amount of water in a single storm, and because it enters at a penetration it goes straight into the ceiling cavity rather than running off.

The second common failure is the perimeter. The joint where the roof membrane terminates and is trapped under the drip rail or termination bar takes both thermal movement and torsional flex, and it is the most common source of the wall delamination we see on the fiberglass side of the shop. Membrane tears from actual damage, low branches, ladder impacts, hail punctures, are real but they are a minority of leaks.

- **Penetration sealant aging:** Self leveling lap sealant has a three to five year service life in this climate. It embrittles under ultraviolet, then cracks under road flex. This is the origin of most roof leaks we open.
- **Perimeter and termination bar:** The joint where membrane terminates under the drip rail takes thermal movement and torsional flex simultaneously. Failure here feeds water directly into the sidewall lamination.
- **Air conditioner gasket compression:** The foam gasket under a rooftop unit compresses over time and after removal and reinstallation. A gasket that has taken a set no longer seals, and the leak enters directly above the ceiling opening.
- **Seam and lap failure:** Where two membrane sections lap, or where aluminum panels overlap, the joint is only as good as its sealant or weld. Seams open before fields do on every roof construction.
- **Actual membrane damage:** Branch strikes, ladder gouges, hail punctures and foot traffic tears do happen, but they account for a minority of roof leaks. Most roofs we replace failed at holes someone else cut.

## How We Trace a Leak to Its Actual Entry Point

Water does not enter above the stain. This is the single most important thing to understand about roof leaks, and it is why so many roof repairs fail. Water enters at a penetration, runs along the top of the decking or down a framing member until it finds a low point or an opening, and then appears on your ceiling several feet away from where it got in. Resealing the vent nearest the stain is a coin flip, and it is the reason owners tell us they have already had this fixed twice.

Our sequence is: inspect and photograph every penetration and the entire perimeter, take moisture readings through the ceiling and the upper wall on a grid to map the wet area, then run a controlled water test. We isolate sections of the roof and flood them one at a time while someone watches from inside with a light. When the water appears, we know the entry point with certainty rather than probability.

On coaches where the interior has already been opened, we go further and inspect the top of the decking directly, because water tracking is visible as staining on the plywood long before the ceiling shows anything. That inspection is also how we determine whether decking has to be replaced or can be dried in place, which is usually the largest single variable in the price.

- **Full penetration survey:** Every vent, fan, skylight, antenna, solar mount, ladder bracket and the entire perimeter is inspected and photographed, because the entry point is frequently nowhere near the visible stain.
- **Moisture grid mapping:** Meter readings taken on a grid through the ceiling and upper sidewall establish the boundary of wet material. This tells us how far water traveled and how much has to come out.
- **Isolated water testing:** Roof sections are flooded one at a time with an observer inside. This converts a guess into a confirmed entry point, which is the only way to stop paying for the same repair repeatedly.
- **Decking inspection:** Water tracking stains the top of the plywood decking long before the ceiling shows anything. Direct inspection determines whether decking dries in place or gets replaced.
- **Documentation for claims:** Where a covered event caused the damage, the survey, moisture map and water test results go to your adjuster as evidence rather than as an assertion.

## Reseal, Recoat or Replace: Three Very Different Jobs

These three terms get used interchangeably by shops and by owners, and they are not interchangeable. A reseal removes old sealant from penetrations and the perimeter, cleans and primes the substrate, and applies fresh self leveling and non sag sealant. It does nothing to the field of the membrane. It is preventive maintenance and it is what most coaches need every three to five years. It is the cheapest thing you will ever do for your RV and it prevents the most expensive thing.

A recoat adds a liquid applied protective system over the entire membrane, typically an acrylic or silicone base and topcoat, after cleaning and priming. It restores ultraviolet resistance, bridges minor surface checking and extends membrane life. It is appropriate on EPDM and TPO that is aged but intact. It is not a repair for a torn or delaminated roof, and applying it over one is spending real money to hide a problem for eight months. Reseal and recoat together run $750 to $4,500 and 4 to 20 hours.

A membrane replacement strips the old roof to the decking, replaces any decking that has failed, and bonds a new EPDM, TPO or fiberglass surface with all penetrations rebuilt and resealed. It runs $3,500 to $18,000 and 20 to 80 hours. This is the correct answer when the membrane has torn, gone brittle, delaminated from the decking, or when decking underneath has to come out anyway.

- **Reseal:** Old sealant removed, substrate cleaned and primed, fresh self leveling and non sag sealant applied at every penetration and the perimeter. Needed every three to five years in this climate.
- **Recoat:** Liquid applied acrylic or silicone system over cleaned and primed membrane. Restores ultraviolet resistance and bridges minor checking. Appropriate only on membrane that is aged but intact.

## Vents, Skylights, Shrouds and the Other Holes in Your Roof

Rooftop components are consumable. Vent lids go brittle and shatter, usually in the first wind after a hot summer. Fan motors seize. Skylight domes yellow, craze and crack, and on coaches over ten years old a light hailstone will go straight through one. Air conditioner shrouds crack at the mounting bosses and the gaskets underneath take a compression set. None of these are expensive individually. All of them become expensive when they let water in and nobody notices for a season.

Replacement is straightforward work and we price it plainly. Roof vents and fans run $250 to $1,200 installed depending on whether you are replacing a basic lid or a powered fan with a rain sensor and a thermostat. Skylights run $350 to $2,500, with the top of that range covering large tub skylights over a shower on higher line coaches. Every one of those replacements includes removing the old sealant properly, cleaning and priming the substrate, and rebedding the flange rather than caulking over the existing mess.

The detail that separates a lasting job here is substrate preparation. Sealant will not bond to chalked EPDM, to old sealant, or to a surface that still has release agent or dirt on it. The failures we see most often are penetrations where a previous repair simply added a new bead of lap sealant on top of a cracked old one. It looks fixed and it is not sealed.

- **Roof vents and powered fans:** Lid, garnish and full fan assembly replacement from $250 to $1,200 installed, including rain sensor and thermostat models. Old sealant is removed and the flange is rebedded, not caulked over.
- **Skylights and shower domes:** Replacement from $350 to $2,500. Acrylic domes yellow and craze with ultraviolet exposure, and after roughly a decade they fracture under impacts they would have shrugged off when new.
- **Air conditioner shrouds and gaskets:** Cracked shrouds and compressed foam gaskets are a very common overlooked leak source. The gasket takes a set and stops sealing, and the water enters directly above your ceiling opening.
- **Solar, antenna and ladder mounts:** Aftermarket additions are the least well sealed penetrations on most coaches. Anything installed outside the factory gets pulled, inspected and rebedded during roof work.
- **Proper substrate preparation:** Sealant does not bond to chalked membrane or to old sealant. Every bead we place goes onto cleaned and primed substrate. Adding fresh sealant over a cracked bead is the most common bad repair we correct.

## Hail Damage and What Is Happening to the Decking Underneath

Hail on an RV roof does damage that is genuinely hard to see from the ground and easy to see once you are up there. On EPDM and TPO, stones bruise and sometimes puncture the membrane, and they crack every acrylic and ABS component up there: vent lids, skylight domes, air conditioner shrouds. On fiberglass roofs, hail produces the same gelcoat microcracking that shows up on sidewalls, which becomes a delamination path within a year or two. Hail is normally a comprehensive claim, which usually means a lower deductible than collision.

The decking underneath is the real question in any roof job. RV roof decking is typically thin luan plywood or, on newer builds, a laminated foam and composite panel. Neither one tolerates prolonged wetting. Wet luan loses its layer strength, goes soft, and stops holding fasteners and adhesive, which means a new membrane bonded to it will not stay bonded. We probe and meter the decking during the estimate, not after the roof is off.

When decking has to be replaced, the job grows in a way that is worth understanding before you authorize. Interior ceiling panels usually have to come down, wiring and air conditioner ducting has to be dropped and supported, and rooftop components come off entirely. That is why water damage restoration carries its own band, $750 to $15,000 and 4 to 60 hours, and why catching a leak early is worth so much more than it sounds.

- **Hail on membrane roofs:** Bruising and puncture of EPDM and TPO plus cracked vent lids, domes and shrouds. Comprehensive coverage normally applies, and documenting it promptly matters because carriers scrutinize late filings.
- **Hail on fiberglass roofs:** Gelcoat microcracking without visible denting. The crack becomes a water path and the result shows up as roof delamination a year or two later with no obvious cause.
- **Decking probing and metering:** Decking condition is assessed during the estimate rather than discovered after the roof is off. Soft luan will not hold adhesive, so a new membrane over it releases within a season.
- **Scope growth with decking:** Replacing decking means dropping interior ceiling panels, supporting wiring and ducting, and removing every rooftop component. It roughly doubles the labor of a membrane replacement.
- **Downstream water damage:** Water that got past the roof continues into wall cavities and floor structure. Restoration runs $750 to $15,000 and 4 to 60 hours, priced by travel distance rather than stain size.

## Process

1. **Roof inspection and identification** (Day 1). We confirm whether the roof is EPDM, TPO, fiberglass or aluminum, then photograph every penetration and the entire perimeter from above.
2. **Moisture mapping and water test** (Days 1 to 3). Grid moisture readings establish the wet boundary, then isolated sections of roof are flooded one at a time to confirm the actual entry point.

### How often does an RV roof need to be resealed?

Every three to five years in Southern California, and toward the shorter end if the coach is stored uncovered. Self leveling lap sealant embrittles under ultraviolet exposure and then cracks under road flex. A reseal runs a few hundred to a few thousand dollars depending on penetration count, and it is the single highest value maintenance item on the vehicle.

### Can I just have the roof coated instead of replaced?

Only if the membrane is aged but intact. A recoat restores ultraviolet resistance and bridges minor surface checking on EPDM and TPO. Fresh sealant does not bond to chalked membrane or to aged sealant.

### Will insurance cover an RV roof replacement?

Covered events yes, wear no. Hail, falling branches, storm damage and impacts are generally payable under comprehensive or collision depending on the cause. A membrane that failed from age and ultraviolet exposure is maintenance and carriers exclude it. We document the mechanism honestly, and where a covered event is the cause we submit the survey, moisture map and water test results with the estimate.

### How long does a roof replacement take?

A reseal is two to four days. A recoat with reseal is three to seven days. A full membrane replacement runs two to five weeks. If decking has to come out, add one to three weeks, because interior ceiling panels, ducting and wiring have to be dropped and reinstalled. Adhesive cure schedules are fixed and cannot be shortened.

### Do you work on van conversion and truck body roofs?

Yes. Fiberglass high tops and pop top caps on Sprinter, Transit and ProMaster conversions get the same penetration survey and rebedding treatment, and they crack at mounting points where flex concentrates. Box truck and service body roofs, including translucent panel roofs, are handled the same way: confirm the entry point, prepare the substrate properly, then seal or replace.
