None of that is a sales pitch. It is just what walks through the door here every week.

San Clemente adds a variable most maintenance schedules ignore. Salt air off the water reaches inland several miles, and coaches stored in Talega, Shorecliffs or the lots along Avenida Pico sit in it year round. Marine layer humidity keeps surfaces damp most mornings from May through August. That combination corrodes chassis grounds, pits aluminum siding, degrades roof sealant faster than the manufacturer interval assumes, and grows mold inside a closed coach nobody has aired out since October. Inland intervals are not the right intervals for a coach that lives near the beach.

So this page is organized by interval rather than by system. What to check monthly. What to check quarterly. What belongs in the annual service. What has to happen before a trip and what has to happen before the coach goes back into storage. Where our numbers differ from the factory schedule, we say why. All of it happens in shop in Yorba Linda, about 45 minutes up the I-5 or the 73, because most of these checks require a lift, a manometer or a pressurized water system.

## What Coastal Storage Near San Clemente Does to a Coach

A coach parked outdoors within a few miles of the water sits in a chemical environment, not just weather. Airborne chloride settles on every horizontal surface and does not wash off in a rinse. It stays in the seams. On a fifth wheel that lives in a lot off Camino de los Mares, you will find it in the roof-to-sidewall seam, under the awning rail, around every roof penetration and on the chassis crossmembers. Chloride pulls moisture out of the air, so those spots stay wet long after the surface looks dry, and corrosion runs continuously instead of only when it rains.

Marine layer humidity does the second half of the damage. From roughly May through August a closed coach in San Clemente cycles between cool and damp at night and warm inside by afternoon. That pumps moisture in and out of the wood substrate behind the wall panel. Owners notice it as a musty smell in September and as a soft spot in a bunk floor two years later. A coach that gets opened and run monthly does not do this. A coach that sits closed from Labor Day to Memorial Day does.

The practical effect is that we shorten several intervals for coastal-stored coaches. Roof sealant inspection moves from annually to twice a year. Chassis ground and battery terminal inspection moves from annually to quarterly. Water heater anode inspection moves to annual regardless of use. None of that is exotic. It is just adjusting for the fact that a coach stored in Yorba Linda and a coach stored in Shorecliffs are not aging at the same rate.

- **Chloride in the seams:** Airborne salt collects in the roof-to-sidewall joint, under awning rails and around roof penetrations. It holds moisture against the sealant, so degradation continues in dry weather, not only in rain.
- **Chassis and ground corrosion:** Frame crossmembers, ground straps and battery terminals corrode faster within a few miles of the water. A high-resistance ground shows as flickering lights and false tank readings long before anything actually fails.
- **Substrate moisture cycling:** Marine layer humidity moves in and out of the luan and foam behind wall panels on a closed coach. It presents as a musty smell first and a soft floor or wall two years later.
- **Aluminum pitting and clear coat:** Filon and aluminum siding pit under a salt film. Oxidized clear coat is cosmetic at first and becomes a lamination problem once water reaches an exposed substrate edge.
- **Tire aging under UV:** Outdoor storage exposes sidewalls to constant sun. Coastal coaches routinely age out tires on date code with most of the tread left, which is the exact failure mode that strands people.

## What Needs Checking Monthly and Quarterly

Most of the monthly list is owner work, and we would rather teach it than sell it. Once a month, run the coach. Start the engine and let it reach operating temperature. Exercise the generator under a real load for at least two hours, not a five minute idle, because unloaded running glazes cylinders and gums up carburetors. Cycle each slide fully in and out. Run the water pump and every faucet until the lines flow clean. Open the roof vents and let the interior air out for a few hours. That single monthly hour prevents more failures than anything we sell.

The quarterly list is where a shop starts to matter. Battery state of charge and specific gravity on flooded cells, or a state of health read on a lithium bank. Battery terminal and chassis ground inspection, which on a coastal coach is a quarterly item rather than an annual one. Tire pressure taken cold against the axle load chart, not against the sidewall maximum. Function test on every LP, smoke and carbon monoxide detector. A sealant walk on the roof looking for lifted edges and chalking.

None of these take long individually. What hurts owners is batching them once a year, because half the value is catching a change in condition rather than a failure. A battery that dropped from 12.7 to 12.2 volts over a quarter is telling you something. The same battery read once a year is just a number with no context. - **Monthly generator exercise:** Two hours minimum under real load, not at idle. Unloaded running glazes cylinders on diesel sets and gums carburetors on gas sets. This is the single most skipped item in RV ownership.
- **Monthly slide and pump cycle:** Run every slide fully in and out and pressurize the water system. Seals take a permanent set and pumps lose prime when a coach sits still for months at a time.
- **Quarterly battery and charging:** State of charge, specific gravity or state of health, terminal condition, ground strap integrity and converter output under load. Coastal corrosion makes this a quarterly item rather than annual.
- **Quarterly tire pressure:** Set cold against the axle load chart, not the sidewall maximum. Under-inflation is the leading cause of RV tire failure and it stays invisible until the sidewall lets go.
- **Quarterly detector test:** Every LP, smoke and carbon monoxide detector gets a function test and a date code check. LP detectors have a five to seven year service life and they fail silent, not loud.

## What the Annual Maintenance Service Actually Covers

The annual service runs $400 to $2,500 on a motorized coach at three to ten hours, and $300 to $1,500 on a trailer at two to six hours. The spread is real, not a hedge. A 24 foot travel trailer with one slide and two appliances is genuinely a two hour job. A 43 foot diesel pusher with three slides, a residential refrigerator, a washer dryer, hydraulic leveling and a 10kW generator is genuinely ten. We quote from the actual coach in front of us, not from a menu board.

What it covers: full sealant inspection on the roof, sidewalls, windows, doors, awning rails and every roof penetration. LP system pressure test at the manometer with regulator output verified. Appliance service on the furnace, water heater, refrigerator and cooktop, including burner cleaning and flue inspection. Battery and charging system tested under load. Water system pressure test and pump verification. Detector function test with date codes recorded. Slide seal condition and slide timing. Generator service under load. Chassis inspection for leaks, corrosion and worn bushings from a lift.

What it does not cover is repair. The annual service is inspection, cleaning, testing and adjustment. If it finds a failed regulator or a cracked flue, that becomes a separate authorized line at the mechanical rate of $260 per hour. We tell you what we found, what it costs and whether it can wait until next season. Roughly two out of three annual services on a coastal-stored coach turn up at least one item worth fixing, and about one in six turn up something we will not release the coach without addressing.

- **Sealant and penetration survey:** Every roof penetration, awning rail, window frame, door frame and body seam inspected for lifted edges, chalking and separation. Findings are photographed and mapped so you can track them year over year.
- **LP pressure test:** Manometer test of the full LP system with regulator output verified against specification. A slow leak that a soap bubble test misses will show on a manometer in fifteen minutes.
- **Appliance service:** Furnace, water heater, refrigerator and cooktop burners cleaned, flues inspected, thermocouples and igniters checked, and each appliance run through a full cycle under load before sign off.
- **Charging system under load:** Converter or inverter charger output, alternator contribution, solar controller behavior and battery response measured under actual load rather than at rest, where almost every weak bank still looks fine.
- **Chassis walk on a lift:** Fluid leaks, air line condition, suspension bushings, steering play, exhaust integrity and corrosion on frame rails and crossmembers, inspected from underneath rather than from the ground.

## Roof Seal Inspection Cadence and Why Twice a Year Beats Once

Water intrusion is the number one killer of recreational vehicles, and nearly every case of it starts at a sealant joint somebody could have caught. Sealant does not fail suddenly. It chalks, it shrinks, it lifts at an edge, and then one winter storm drives water under that lifted edge into a luan substrate with no way to dry. By the time a stain appears on a ceiling panel, the substrate around it has usually been wet for two seasons. That is why we inspect on a calendar and not on a symptom.

For a coach stored under cover away from the coast, an annual sealant inspection is defensible. For a coach stored outdoors in San Clemente, twice a year is the right cadence: once in late spring before the summer marine layer season, and once in October before the first real rain. The spring pass catches winter damage. The fall pass makes sure nothing is open going into storm season. Each pass is an hour or two of labor and it is the cheapest protection on the whole coach.

A full recoat and reseal runs $750 to $4,500 and up at four to twenty hours, depending on roof material and square footage. EPDM, TPO and fiberglass each take different products and different prep, and using the wrong sealant on TPO is a common and expensive mistake. Most coaches need a full recoat every five to seven years with spot resealing in between. If your last recoat was more than seven years ago, or you have no idea when it was, that is the item to schedule first.

- **Inspection cadence:** Twice a year for outdoor coastal storage, once a year for covered inland storage. Late spring and October are the right two passes for a coach that lives in San Clemente.
- **Material-specific products:** EPDM, TPO and fiberglass roofs each require a matched sealant and primer. Self-leveling lap sealant used on a vertical seam is a common and entirely avoidable failure.
- **Recoat interval:** Full recoat and reseal every five to seven years on most coaches, and sooner on a roof that has been stored uncovered in salt air with no shade over it.
- **Substrate probing before recoat:** Where sealant has lifted, we probe the substrate before recoating. Sealing over wet luan traps the moisture and turns a $900 reseal into a $12,000 delamination repair two years later.

## Tires, Bearings and Brakes Go on an Interval, Not on a Failure

RV tires almost never wear out. They age out. A trailer tire with 80 percent tread and a seven year old date code is a tire that is going to fail, and it will fail at 65 miles an hour on the I-5 with a fifth wheel behind it. The rule is straightforward. Replace on date code at five to seven years regardless of tread, and sooner if the coach stores outdoors in direct sun, which describes most storage in south Orange County. Check the four digit DOT code on every tire including the spare.

Bearings are the other interval item people skip. Repack trailer wheel bearings every 12,000 miles or every two years, whichever comes first, and inspect seals and races while they are apart. A bearing that runs dry does not warn you politely. It seizes, takes the spindle with it, and turns a $250 service into an axle replacement plus fender and sidewall damage. Tire service and bearing repack together run $250 to $1,200 depending on axle count and whether the hubs need attention.

Electric trailer brakes need a magnet and shoe inspection on the same interval as the bearing repack, since the drum is already off. Coastal storage rusts drums and glazes shoes on trailers that sit, and a brake controller reading normal at the truck tells you nothing about what the shoes are actually doing. On motorized coaches, air brake systems get a full inspection during the annual chassis service, including air dryer condition and a leak-down test.

- **Tire date code rule:** Replace at five to seven years on date code regardless of remaining tread. Outdoor storage in direct sun moves that toward five. Check the spare, which is usually the oldest tire on the vehicle.
- **Cold pressure set to load:** Set pressure cold against the axle weight chart, not the sidewall maximum. Weigh the coach loaded at least once so the chart actually means something for your real configuration.
- **Bearing repack interval:** Every 12,000 miles or two years, whichever comes first. Seals, races and hubs get inspected with the drum off. Runs $250 to $1,200 depending on axle count and hub condition.
- **Brake inspection with the hub off:** Magnets, shoes, drums and adjusters get inspected during the same service since the hub is already apart. Coastal storage rusts drums and glazes shoes on trailers that sit unused.

## Winterization, De-Winterization and the Pre-Trip Inspection

San Clemente does not freeze, which leads a lot of owners to skip winterization entirely. That is half right. You are not protecting against a burst line at the coast. You are protecting against what happens to a water system that sits full and stagnant for six months: biofilm in the fresh tank, a water heater anode consumed to nothing, dried pump seals and a system that smells like a pond in April. Storage prep is the right way to think about it here, and it runs $250 to $750.

If you tow to Big Bear, Mammoth or anywhere over the Grapevine in winter, then actual freeze protection applies and the same service covers it. Lines blown down, low point drains opened, antifreeze pulled through the pump and every fixture including the toilet valve and the outside shower. De-winterization in spring reverses all of it, sanitizes the fresh system and pressure tests it, so you find the leak in a bay instead of at a campsite. Doing both ends properly is a few hundred dollars a year and it is why plumbing lasts.

The pre-trip inspection is a different animal and runs $250 to $600. It is a focused go or no go check performed two to three weeks before departure, which is enough lead time to actually fix what it finds. Tires, brakes, bearings, lights, LP, detectors, sealant, battery, generator, slides and levelers. The timing matters as much as the checklist. A pre-trip inspection done on the Thursday before a Saturday departure only tells you what you can no longer solve.

- **Storage prep at the coast:** Fresh tank drained and sanitized, water heater drained with the anode inspected, lines cleared and pump seals protected. Freeze is not the risk here. Six months of stagnation is.
- **True freeze protection:** For coaches towing to Big Bear, Mammoth or over the Grapevine, lines are blown down, low points opened and antifreeze pulled through every fixture including the toilet valve and outside shower.
- **De-winterization and sanitize:** The spring reversal includes a chlorine sanitize of the fresh system, a full pressure test and a run of every fixture, so leaks surface in a bay rather than at a campsite.
- **Pre-trip timing:** Book the pre-trip inspection two to three weeks out. Findings need lead time for parts. The same inspection two days before departure just documents what you cannot fix in time.

## Process

1. **Tell us how the coach lives** (Before arrival). Where it stores, covered or uncovered, how far from the water, miles per year, nights used and the dates of the last roof reseal, bearing repack and LP test.
