# RV Pre Purchase Inspection Checklist for Used Buyers

## Summary

A used RV hides its expensive problems in the floor, the roof seams and the slide openings. Check those three before you look at the countertops.

The used RV market rewards buyers who inspect in the right order and punishes buyers who inspect in the order the seller prefers. A seller shows you the kitchen, the sleeping capacity and the entertainment system. None of those cost anything meaningful to fix. The things that can cost more than the vehicle is worth are the roof, the floor structure, the sidewall lamination and the frame, and none of them are visible from the doorway.

This checklist is organized by cost of failure rather than by convenience. Everything in the first three sections can end a deal by itself. Everything in the last three sections is a negotiating point rather than a walk-away. If you have limited time, work top to bottom and stop when you find something disqualifying, which is a more efficient use of a Saturday than a complete tour of a coach you should not buy.

A word on paid inspection. Our inspection and evaluation service runs $400 to $1,200 depending on size and scope, and it produces a written report with moisture mapping, photographs and a prioritized findings list. On a $15,000 trailer that may or may not pencil. On a $90,000 fifth wheel or a Class A it is not a close call, and on any unit where the owner cannot produce maintenance records it is the cheapest insurance available.

## Start on the Roof

Get on the roof if it is walkable, or use a ladder and an inspection mirror on a pole if it is not. Look at every sealant bead around every penetration: vents, air conditioner, antenna, solar, refrigerator stack, skylight, clearance lights. You are looking for cracking, shrinkage, lifted edges and any place where the bead has pulled away from the flange. Sealant that has been layered repeatedly over old sealant is a sign of a chronic problem being managed rather than fixed.

Walk the roof in a grid and feel for deflection between framing members. Decking that gives underfoot is soft decking, and soft decking means the membrane has been leaking long enough to rot the substrate. That single finding turns a membrane job into a decking and membrane job and it can easily double a five figure repair. If the roof is not walkable, press with a pole and watch the surface, or accept that you cannot assess it and price the unknown accordingly.

Check the roof to sidewall termination on all four sides. This is the highest stress joint on the vehicle and it opens before flat areas do. Also look at the front and rear cap seams, the ladder mounting feet if there is a ladder, and the seam where any raised feature meets the roof surface. Photograph everything you find so you can price it later rather than negotiating from memory.

- **Sealant condition at every penetration:** Cracking, shrinkage, lifted edges, or thick layered buildup from repeated resealing. Layering over old sealant indicates a leak being managed rather than corrected.
- **Decking deflection:** Walk in a grid and feel for give between framing. Soft decking means the membrane has leaked long enough to rot substrate, which roughly doubles a roof job.
- **Roof to sidewall termination:** All four sides. The highest stress joint on the vehicle and the most common origin of intrusion that appears far from where it entered.
- **Air conditioner gasket:** The gasket compresses over time and the bolts loosen. A stained ceiling around the AC shroud inside is the corresponding symptom.
- **Silicone anywhere:** Silicone on an RV roof is a finding, not a repair. It indicates unqualified maintenance and it contaminates the surface so future sealing requires abrasion and cleaning first.

## Moisture Survey Before Anything Else Inside

Bring a pinless moisture meter. They cost less than a tank of diesel and they will save you from the single most expensive mistake available in this market. Establish a baseline on a wall you have no reason to suspect, then survey systematically: every wall from ceiling to floor in a grid, every closet, under every window, both sides of every slide opening, the wet bay, and the floor at the perimeter.

Interpret the readings as differences from your baseline rather than as absolute numbers, and look for shape. A cluster of elevated readings forming a plume that runs down and away from a window corner or a roof penetration is a leak path. A single high reading is usually a stud or a wiring run. Photograph the meter display at any elevated location with something in frame that identifies where you are standing.

Then heel-walk the entire floor with your weight on one foot at a time. Concentrate on the perimeter within eight inches of the wall, the area in front of the entry door, around and under the shower, and every slide floor transition. Softness anywhere is a serious finding. Softness at a slide opening or a rear corner is close to disqualifying on most units, because the repair reaches into the structure and the sidewall.

- **Baseline first:** Read a known dry wall of the same material and note the number. Every subsequent reading is interpreted as a difference from that, not as an absolute percentage.
- **Survey in a grid:** Ceiling to floor on every wall, plus closets, window surrounds, slide openings, wet bay and floor perimeter. The shape of an elevated cluster identifies the entry path.
- **Heel-walk the floor:** Weight on one foot at a time. Perimeter, entry step, bathroom and slide transitions. Any softness is a serious finding and needs to be priced before you offer.
- **Smell the closed coach:** Ask the seller not to air it out. An earthy or sweet odor in a coach that has been closed for two weeks indicates active moisture even without visible evidence.
- **Look under mattresses and in cabinets:** Rear corner cabinets, the bedroom slide floor and the area under the mattress hide staining that is never visible during a normal walk-through.

## Sidewalls, Delamination and Frame

Sight down each sidewall from a front corner in low morning or evening sun. Bubbles, waves and dips that are invisible head on are obvious at a shallow angle in raking light. Then tap along the wall with a plastic tool handle, listening for the change from a solid ring to a hollow thud. Mark the boundaries of any hollow area with tape and step back: the shape tells you whether you are looking at a small contained void or an extensive bond failure.

Get underneath with a good light. On a trailer or fifth wheel, look at the frame for bends, cracks at welds, previous repair welds, rust perforation and any sign that outriggers have been bent or straightened. On a fifth wheel, examine the pin box and the area of frame it attaches to very carefully, because that joint carries the entire hitch load and repairs there are structural. Look for a frame that has been stressed, which on a fifth wheel shows as a slight downward bend just behind the pin box area.

On a motorhome, check the chassis rails for evidence of impact or repair, look at the condition of the outriggers supporting the house structure, and inspect the basement compartment structure. Any evidence of a previous collision repair is not automatically disqualifying, but it changes what you need to know: ask for the repair documentation, and if it does not exist, price the risk accordingly.

- **Raking light on sidewalls:** Sight down each wall from a corner in low sun. This single technique reveals delamination that is completely invisible from a straight-on look.
- **Tap test and map:** Plastic handle, listen for the change from ring to thud, mark boundaries with tape. The shape of the hollow area is the real finding.
- **Frame inspection from underneath:** Bends, weld cracks, previous repairs, rust perforation, bent outriggers. Bring a bright light and take the time to go the full length.
- **Fifth wheel pin box area:** The highest load joint on the vehicle. A slight downward bend behind the pin box indicates a frame that has been overstressed and is a serious finding.
- **Evidence of previous collision repair:** Overspray, mismatched panel texture, inconsistent gaps, replacement decals. Not disqualifying on its own, but ask for documentation and price the unknown if none exists.

## Slides, Seals and Openings

Cycle every slide fully in and out at least twice while you watch and listen. Note the travel speed, whether it is consistent, whether any corner lags, whether there is grinding or clicking, and whether the room stops cleanly at both ends of travel. A room that hesitates, stalls or moves unevenly is telling you something and it will not fix itself before you take delivery.

With the room extended, get a ladder and look at the top of the slide and the top seal. Check the seal for hardening, cracking and permanent compression set. Look at the slide roof surface itself for standing water staining, punctures and seam condition. Under a topper this area frequently has not been seen by anyone in years, and it is a common source of water damage that will not show on a moisture meter until it is well advanced.

Then measure the opening. Diagonals across the slide opening should match closely. If they do not, the opening is racked, which means the structure has moved, which means either a collision or a softened floor. That finding turns a slide adjustment into a structural repair. Also look at the interior floor at the slide transition and check that the room sits level relative to the coach floor when extended.

- **Cycle twice while watching:** Travel speed, consistency, corner lag, noise, and clean stops at both ends. Hesitation or unevenness is a real finding and it does not resolve on its own.
- **Inspect the slide roof from a ladder:** The top surface and top seal go years without being seen on topper-equipped slides. Standing water staining and seam condition are what you are looking for.
- **Seal set and hardening:** A bulb seal that does not spring back after compression is finished. Replacement runs $400 to $3,000 and it is legitimate to price into an offer.
- **Measure opening diagonals:** Mismatched diagonals mean the opening is racked, which means the structure has moved. This converts a slide adjustment into a structural repair.
- **Mechanism identification:** Determine whether the slide is Schwintek, rack and pinion, hydraulic or cable. Parts availability and repair cost differ substantially between them.

## Tires, Axles, Brakes and Suspension

Read the date code on every tire including the spare. RV tires age out long before they wear out, and a set of five or six year old tires with full tread is a set of tires that needs replacing regardless of appearance. On a large motorhome that is a several thousand dollar item and it belongs in the negotiation. Check for weather checking in the sidewalls, uneven wear patterns, and any evidence of a previous blowout, which on a trailer often leaves damage to the wheel well and the underbelly.

On a trailer, inspect the suspension carefully. Leaf spring eyes, shackles, equalizers and wet bolts all wear, and a trailer that has never had a suspension service will have wear at every one of those points. Grab each wheel at twelve and six and check for play, which indicates bearing wear. Ask when bearings were last repacked and when brakes were last inspected. On a torsion axle trailer, look for uneven ride height side to side, which indicates a failing torsion arm.

On a motorhome, check for fluid leaks at the engine, transmission and differential, look at the condition of the air system on an air brake coach, and note the general state of maintenance underneath. A chassis that has been consistently serviced looks different from one that has not, and that difference is a reasonable proxy for how the rest of the vehicle has been treated.

- **Tire date codes:** Four digit code on the sidewall giving week and year. RV tires age out before they wear out. Five or six year old tires need replacing regardless of tread depth.
- **Wheel bearing play:** Grab each wheel at twelve and six and check for movement. Ask when bearings were last repacked. On a trailer this is a routine service that is routinely skipped.
- **Suspension wear points:** Spring eyes, shackles, equalizers and wet bolts. A trailer that has never had suspension service will show wear at all of them.
- **Blowout damage:** A previous trailer tire failure damages the wheel well, the underbelly and sometimes the plumbing and wiring routed there. Look for repairs and for what was not repaired.
- **Chassis service evidence:** Fluid leaks, brake condition, general cleanliness underneath. A consistently serviced chassis is a reasonable proxy for how the whole vehicle has been maintained.

## Testing Systems Under Load

Switching something on is not testing it. Run every system long enough to see whether it actually performs. The air conditioner should be run for at least twenty minutes and the temperature split between return and supply air measured. The furnace should be run through a full cycle including ignition, and you should listen for the sail switch and confirm it produces heat rather than just noise. The refrigerator needs several hours on both gas and electric to prove it cools, which usually means asking the seller to have it running before you arrive.

On the electrical side, run the generator under load rather than at idle, and check its hour meter against its apparent condition. Test the inverter with a real load. Check the converter output voltage while charging. Look at the batteries: type, age, terminal condition and whether they hold voltage overnight. On a coach with solar, check the controller display for actual production rather than accepting that panels exist.

Plumbing is best tested by filling the fresh tank and running every fixture, then watching the wet bay and under every fixture for leaks. Test the water heater on both gas and electric. Check that the pump builds pressure and shuts off rather than cycling continuously, which indicates a leak. Fill and dump both waste tanks if possible, and verify that the tank monitors read something plausible, though monitor accuracy on RVs is poor enough that a bad reading is not itself a finding.

- **Air conditioner temperature split:** Run twenty minutes, measure return and supply air temperature. A weak split means a system that will not keep up in summer regardless of how it sounds.
- **Refrigerator on both sources:** Absorption refrigerators need hours to prove cooling. Ask the seller to have it running before you arrive, and check both gas and electric operation.
- **Generator under load:** Run it with the air conditioning on, not at idle. Check the hour meter against apparent condition, and look for evidence that it has been exercised regularly.
- **Water system pressure test:** Fill the fresh tank, run every fixture, watch the wet bay and under fixtures. A pump that cycles continuously with everything closed indicates a leak.
- **Battery condition:** Type, age, terminal corrosion, and whether they hold voltage overnight. Battery replacement runs $500 to $5,500 and is a legitimate negotiating item.

## The Findings Worth Walking Away From

Some findings are negotiating points and some are exits. In our experience the exits are: extensive delamination across a sidewall, subfloor softness that reaches a slide opening or a rear corner, a bent or previously repaired frame with no documentation, a racked slide opening, roof decking that is soft across a significant area, and any combination of two or more of those on the same unit. Each of those can approach or exceed the value of a mid-market used RV to repair correctly.

The reason to walk rather than negotiate is that these repairs have poorly bounded scope. A delamination repair that looks like $8,000 from the outside can be $20,000 once the skin is off, and unlike a collision claim there is no carrier involved to absorb the supplement. Buying a unit with a known structural problem means accepting an open-ended cost with your own money, and the discount a seller offers almost never reflects the real range.

Everything else is arithmetic. Tires, batteries, appliances, seals, awning fabric, a roof that needs resealing, cosmetic damage and deferred maintenance all have bounded costs that you can price from the bands on this site and subtract from your offer. A seller who will not move on a documented $6,000 list of legitimate deferred maintenance is telling you something useful about how the negotiation will go.

## Paperwork, History and the Final Decision

Ask for maintenance records and read them. A seller with a folder of invoices showing annual roof inspections, bearing repacks and appliance service is a different proposition than a seller who says the unit has always been well maintained. Records also tell you whether work was done by a shop or in a driveway, and both are fine, but they carry different confidence levels.

Verify the title and check for a salvage or rebuilt brand. Run the VIN. On a coach that has been in a collision, ask directly for the repair documentation and, if the work is recent, ask which shop did it. A properly repaired collision unit is often a good buy at a discount, and a poorly repaired one is a problem you will inherit permanently. The documentation is what separates the two.

Finally, weigh the total. Add up your bounded findings, compare against comparable listings, and decide from the number rather than from how the unit feels. - **Price from the list, not the feeling:** Total your bounded findings, compare to comparable listings, and negotiate from that number. Emotional attachment is expensive in this market.

## Process

1. **Ask the seller to prepare the unit** (Before you arrive). Refrigerator running for several hours, coach not aired out, fresh water tank filled, and all maintenance records available on site.
2. **Roof first, before anything else** (First 30 minutes). Sealant at every penetration, decking deflection in a grid, and the roof to sidewall termination on all four sides.
3. **Moisture survey and floor walk** (Next 45 minutes). Baseline, then grid survey every wall, closet and slide opening. Then heel-walk the entire floor and mark every soft area.
4. **Structure, sidewalls and underneath** (Next 45 minutes). Raking light and tap testing on every wall, then a full pass underneath with a bright light for frame, outriggers and suspension.
5. **Cycle slides and test systems under load** (Next 90 minutes). Slides twice each, air conditioning for twenty minutes with a temperature split, furnace through a cycle, generator under load, full plumbing run.
6. **Total the findings and decide from the number** (Before you offer). Price bounded items, identify any deal breakers, compare against comparable listings, and negotiate from a written list.

### What is the single most important thing to check on a used RV?

Moisture. Water damage is the most expensive commonly occurring problem in the used market, it is frequently invisible during a normal walk-through, and it compounds while you own the vehicle. ### Should I walk away from an RV with a soft floor?

It depends where. A contained soft spot at the entry step or under a shower pan is usually a bounded repair and a legitimate negotiating item. Softness that runs along a slide opening or reaches a rear corner means the repair extends into the sidewall and the structure, with poorly bounded scope. On a mid-market used unit that repair can approach the value of the vehicle, and walking is usually the better decision.

### How old is too old for RV tires?

RV tires age out before they wear out because they sit loaded and stationary under ultraviolet exposure for long periods. Read the four digit date code on each sidewall giving week and year. Most manufacturers and most technicians treat five to seven years as the replacement window regardless of tread depth. On a large motorhome that is a several thousand dollar item and it belongs in your offer calculation.

### Is a used RV with previous collision repair a bad buy?

Not automatically. A properly documented structural repair, measured and returned to factory tolerance, produces a vehicle that is entirely sound and usually available at a discount. The problem is undocumented repair, where you cannot know whether the structure was measured, whether the slide openings were verified square, or whether hidden water intrusion was addressed. Ask for the repair file and the shop name. If neither exists, price the unknown accordingly.

### Can you inspect an RV at the seller location?

No. We work in shop only, at 23281 La Palma Ave in Yorba Linda, and we do not offer mobile or roadside service. A proper inspection needs lift access, controlled lighting, a level surface for slide and leveling assessment, and the equipment to run a thermal survey.
