Water is the most destructive thing that happens to a recreational vehicle and the hardest thing to get covered. The destruction part is straightforward. A laminated wall with water between its layers loses its bond, a subfloor with saturated luan loses its strength, and both processes continue quietly for months behind finished surfaces that look completely normal from inside the coach.

The coverage part is where owners run into trouble, because policies generally treat sudden accidental damage differently from gradual deterioration. When an adjuster finds a wet subfloor, the default reading is long term seal failure, which most policies handle as a maintenance matter. When that same wet subfloor sits directly below a seam opened in a documented collision or storm six weeks earlier, it reads differently. The difference is worth many thousands of dollars.

What determines which reading applies is evidence about the path the water took. That evidence is producible, but only if somebody produces it before demolition starts. Adjusters default toward gradual for a rational reason. It is the more common cause on RVs, and it is the safer assumption when the evidence is ambiguous. Nobody is trying to avoid paying you. They are looking at a wet floor with no information about how the water arrived and applying the more likely explanation, because that is what the file supports in the absence of anything else.

The way to change that is to supply the missing information. Not by asserting a cause, which carries no weight, but by documenting physical evidence that points one direction: moisture readings mapped across the affected area, the fracture surface of the failed sealant photographed at close range, staining direction and the geometry connecting the entry point to a documented event. That is a finding rather than a claim, and findings get evaluated.

- **Sudden and accidental:** An event with a date behind it: impact, storm breach, falling object or a plumbing failure under pressure. Generally the coverage most policies are written to respond to.

## Where water actually enters an RV

Roof penetrations are the leading entry point by a wide margin. Every vent, fan, antenna, air conditioner, skylight and solar mounting foot is a hole cut through the roof and sealed afterward, and each one is a maintenance item with a service life measured in years rather than decades. The roof to sidewall termination seam is the second. It is the joint that takes the most torsional load and it is invisible from the ground.

After those come the windows and the slide seals. Window frames are through-wall installations with butyl beds that harden and shrink. Slide seals compress unevenly whenever the opening has racked, which happens after a side impact and after years of chassis flex, and uneven compression means a path opens on one edge. Marker lights, compartment door frames, awning rails and ladder mounts round out the list.

Where water enters and where it appears are usually different places, sometimes by many feet. Water tracks along framing members, follows wiring runs, pools above a floor joint and enters the subfloor somewhere unrelated to the leak. This is why chasing a stain almost never finds the source, and why moisture mapping across a broad area matters more than examining the visible wet spot.

- **Roof penetrations:** Vents, fans, antennas, air conditioners, skylights and solar feet. Each is a cut hole with a sealant service life measured in years, and there are typically a dozen or more.
- **Roof to sidewall seam:** The termination joint carrying the most torsional load and the first to open after an impact. Rarely visible from the ground and a very common post-collision source.
- **Windows and slide seals:** Through-wall window frames with hardening butyl beds, and slide seals that compress unevenly once an opening has racked out of square.
- **Travel distance:** Water tracks along framing and wiring runs, so the entry point and the visible stain are frequently many feet apart. Mapping beats chasing the stain.

## What we document to establish the intrusion path

Moisture mapping comes first. Readings are taken on a grid across the affected wall, floor or ceiling and recorded as numbers rather than impressions, so the wet area has a measured boundary. That map shows the shape of the intrusion, and shape is informative: a plume spreading downward and outward from a single high point looks nothing like broad, even saturation across a floor from a long term seam failure.

Next is the sealant and seam condition at the suspected entry, photographed at close range. A sealant bead that fractured under impact has a clean break surface with the material still flexible on both sides. A bead that failed from age is chalky, shrunken, cracked in a crazing pattern and hard to the touch. These look completely different under magnification and the distinction is legible in a photograph.

Then geometry. We document the physical relationship between the entry point and any covered event: the impact zone, the storm-breached area, the failed fitting. We photograph the staining direction on framing and substrate, which records the direction water traveled. Where relevant we run a controlled water test to reproduce the path and record where entry actually occurs, rather than inferring it.

- **Grid moisture mapping:** Meter readings taken on a grid and recorded numerically, producing a measured boundary and a shape rather than a general description of a wet area.
- **Sealant fracture analysis:** Close range photographs of the failed bead. Impact fractures show clean breaks in flexible material. Age failure shows chalky, shrunken, crazed and hardened sealant.

- **Controlled water test:** A methodical test that reproduces the intrusion path and records where entry actually occurs, rather than inferring the source from where the damage appeared.

## What water damage repair actually involves

The repair is always larger than the visible damage, without exception. A soft spot the size of a dinner plate in a floor means the subfloor is saturated over a much wider area, because plywood and luan wick moisture laterally through their plies. Establishing the true boundary means mapping, then removing interior finish, cabinetry and sometimes appliances to reach it. Cabinetry removal alone can be a substantial portion of the labor.

Water damage and subfloor repair runs $750 to $15,000 and up depending on area and access. Delamination repair, which is what water in a sidewall produces, runs $1,500 to $20,000 and up. Roof membrane replacement runs $3,500 to $18,000. When water has been present long enough to affect structural members, frame and structural welding ranges from $750 to $20,000, and paint refinish work on top of that runs $5,000 to $35,000 on a full body coach.

The sequence is fixed and it cannot be shortened. Find and stop the source. Establish the wet boundary. Remove everything inside that boundary. Dry the structure to a measured moisture content, verified with readings rather than by feel. Replace substrate and framing. Rebuild finish. Seal every penetration disturbed. Then water test the whole assembly before anyone signs anything. Skipping the drying verification is how a repair fails a year later.

## Mold, contents and the interior side of the claim

Mold coverage on RV policies varies considerably, and many carry sublimits or specific exclusions. We are not the right people to interpret your policy on that point, and we will not try. What we will do is document conditions factually: what was found, where, over what area, and in what state. Factual documentation is useful regardless of how the coverage question resolves.

Contents are a separate consideration that owners frequently forget until too late. Bedding, upholstery, clothing, electronics, tools and personal property damaged by intrusion may fall under a different part of your coverage than the vehicle structure does. Photograph everything before removing it, keep an itemized list, and ask your adjuster how personal property is handled on your specific policy.

Interior finish work is also where the repair cost quietly accumulates. Removing and reinstalling cabinetry to reach a wet subfloor, matching wall board and trim on a discontinued interior package, replacing flooring across a full room rather than a patch because there is no way to blend it: these are legitimate, substantial line items that are easy to underestimate and easy to omit from a scope written before demolition.

- **Factual condition documentation:** What was found, where, over what area and in what state, recorded and photographed. Useful regardless of how any coverage question resolves.
- **Contents inventory:** Photograph and itemize damaged personal property before removing it. It may fall under a different coverage part than the vehicle structure does.

## What protects you on the next one

Annual sealant inspection with dated photographs is the single most useful habit an RV owner can build, and almost nobody does it. Photograph every roof penetration, the roof to sidewall seam, every window frame and both slide seals once a year, and keep the files with their dates intact. That record establishes the condition of your seals on a series of known dates, which is exactly the evidence that is impossible to reconstruct afterward.

Keep receipts for every reseal, roof service and seal replacement you have performed. A documented maintenance history is what separates a coach with a fresh intrusion from a coach with four years of deferred sealant work, and that distinction affects how a betterment or wear discussion goes. It also matters on resale, entirely apart from any claim.

And after any collision or storm, get the roof and seams inspected even when nothing appears wrong. The roof to sidewall seam opens under torsional load without any visible sign, and intrusion that begins then surfaces six to eighteen months later, at which point it reads as maintenance rather than as unfinished repair. Inspecting at the time of the loss is what keeps that from happening.
